The Three Ps in Selling Your Home

Preparing your home for sale is one of the most critical first steps - staging.

There are many things that go into the most successful sale of a property, but three of the top factors are Preparation, Price and Promotion – The Three Ps.  After selling homes for 15 years, Deborah Lucci, can attest to the importance of each of these elements. “Preparing a home to showcase its best features and invoke a feeling of comfort and ease in buyers is essential.  Pricing the home so that it sells quickly for the greatest profit is a skill that is of the utmost importance in finding an agent.  Promoting the home to draw in qualified and ready buyers sets one agent apart from the others.  All three of these working together are what an owner needs to be looking for when selling their home.” 

This article will tackle the first of The Three Ps – Preparation.

Prepare your home for sale.  A well “staged” home will set your house apart from competition.  By staging your home, you are inviting buyers into the home as if it were their own, invoking an emotional tie to the space where they can envision themselves living there.  More buyers take action when they viewed a home that was staged versus empty or filled with the current owners personal items.  An empty home can feel lonely and depressing.  It also is hard to gauge the size of a room when there is no furniture in it as a reference.  Buyers may not be able to envision how the room would flow without furniture placement.  You don’t want buyers feeling like they are a visitor in your home.  Seeing personal items and family photos does just that and doesn’t allow them to visualize their belongings in the space.

Homeowners can find it very difficult to separate from the emotion of selling their home.  The top agents in the industry hire professional stagers as part of their program to list and sell the home.  “It’s worth every penny.  I hire professional stagers for my clients because it eases the emotional burden on them and it allows me to show the home in its best light, geared specifically towards the buyers.  It’s a win-win.” says Lucci.  By properly staging, you are preparing your home to look exceptionally attractive to potential buyers both on the Internet as well as when they walk through the property.
